Acute Property management took over my apartment after it was sold. They left a letter on my door saying that they want the tenants to feel at home and if they needed any work orders completed to give them a call. I called them the 2nd week of June to put in a work order and the women on the phone was rude. I didn't hear back from anyone and the work order was never done. My neighbors all started getting eviction notices so they could remodel and raise rent. When other neighbors and I called to see what was going on they said they were evicting everyone. I started looking for an apartment because I didn't have a lease with them. I moved on August 5th and left the apartment spotless. When I called to talk to Rosie about my 500.00 deposit she said as long as none of my belongings where not left in the apartment and it was clean I would get my full deposit back.

READ VERY IMPORTANT!!! This management company and the manager that runs it are thieves, They have been charging me extra fee's per month and never have accurate dates. I save all my receipts also was threatened in their office and talked down by the manager named Jason. Trying to get these guys on criminal charges DO NOT RENT FROM THIS SCANDALOUS COMPANY!!!

There could not be a worse property management company in this city. I have had two MAJOR reoccurring leaks in my garden level apartment. Ive only lived here for five months. Instead of making my leaks a priority for the maintenance team (of which they only have a handful of men to maintain their numerous properties) they took over two months to fix the gaping hole in my kitchen ceiling. There is ZERO company communication with the MANY third party contractors and crews Acute hires to do their work. No one returns ANY phone calls made to the office, and the manager, Jason, is a slimy liar who avoids confrontation by immaturally ignoring phone calls and passing off problems to another person in the office, Francesca. Who also doesnt return calls or give complete answers to serious questions. I would have gladly paid more money at another property if I knew it a management company could be this bad.

Acute property management is unprofessional, unreliable, and it's owners are nothing but scum I scrap off my boots after work everyday. I was disrespected down to the very core by one of it's owners (Jason). I was so off put by his disrespect and negligence I couldn't even believe it. He informed me that he was MY manager, that he had no legal an ligation to replace any of my pre existing units even if they were broken. And refused to address my issue with the bed bugs intill he tacked on an extra 50 dollar fee, for what?maybe because he had a bad day and wanted to take it out on me. I can't do much to take this place down, but I want stop talking about this and righting horible reviews about Jason's injustice for a very

It has been 3 weeks since my last request to have Orkin back out. Our infestation of roaches continues. My latest request has been completely ignored, and this is not the first time such a thing has occurred.

It has also been at least 3 weeks since I notified you of suspected mold in my home after performing a mold test with a kit I purchased myself. I was told I'd receive a copy of the mold report and haven't heard from anyone.

I called the office yesterday about both of these issues and left a voicemail. I have not heard back from anyone.

We have had a ridiculous roach infestation THE ENTIRE TIME we have been here. With the exception of a very short lived reprieve after 2 Orkin treatments (bugs were still not entirely gone, just much fewer) I am personally dealing with DOZENS of roaches every day.

I have had health issues since moving in that I've never experienced before in my prior history of good health. Within one month of move in both I and my finance experienced a severe respiratory infection. Since recovering from that I have developed asthmatic symptoms that are worsening quickly and have also presented with auto-immune type symptoms, both of which are the most common symptoms of constant and prolonged exposure to mold. I have had multiple doctor's visits, which is how I came to be prompted to complete a mold test, which was positive.

Since this is the second time I've been completely without response from your company about the roaches, and I have not seen any indication that the presence of mold in my home will be handled promptly or sufficiently I will be exercising my right as a tenant to live in a safe, inhabitable space, free from vermin or health hazards.

I live at 16300 E Colfax (the company has several properties). I can't speak to getting a deposit back, because we still live here.



The good: property manager Michelle is friendly, attentive, and will at least try to enforce quiet hour rules (though she isn't always successful with drunken, combative tenants and has to call the police).



It's also a diverse and generally nice community. If you feel you'll need to talk to your neighbors, learning some Spanish is a good idea.



Management doesn't fool around when it comes to criminal activity (there's an elementary school right next to the property).



Also like that there's a bike trail right in front.



The bad: A few (though certainly not all) neighbors who give new meaning to "ghetto trash." The people next door to us blast wall-shaking music for hours at a time (the same song over and over).



They also have screaming fights that last 4+ hours (not exaggerating, I've timed it). When the cops inevitably show up, you can hear them screaming about how they're being harassed "for no reason." The male half of the couple has been taken to jail at least once.



Note: as far as I know they're getting kicked out for multiple police actions.

Keep in mind these guys have treated me, and so many others well I am taking time to write a positive review of a company. No one does that. Unless they are the managers and say things like they are a resident and feel "blessed to live there" etc. etc. Obviously I will not put my contact info up here, but if you really want to verify what I say then call Jason or Andrew, they will have permission to give out my info. You will get a voicemail, I will return the call. Ok...

Unless this is a different acute than the guy below is talking about, I couldn't give a more different review. Not to make it too glowing, as Andrew and Jason and I have had our conflicts from time to time, and I am a little buzzed, but I have to give them a 4.5 out of 5 overall.



As a guy who graduated with too many degrees and even more loans in 2009, it was tough to find a job let alone a place to live. These guys took a chance on me and kept me from being homeless and, let's face it, destitute.



Situations greatly improved over the last few years (especially monetarily) and I cannot give a greater compliment to this company than that I can afford a MUCH more expensive place but choose to stay with them for the services they offer.



Not to get to personal, but when I hit a rough spot where I was diagnosed and treated with testicular cancer in march/june of 2012 there were other things on my mind than if I sent out the rent check. These people are so great, they not only knew of the shi* I was going through, but they didn't once bug me. It was my own reconciliation of bills that lead me to realize I hadn't sent out the check.



Have to say, they aren't some pushovers. Don't think you could make up a sob story and not pay rent. They are just that good that they not only keep tabs on what needs upkeep but also on what is going on in their places.



I will never rent from a large corporation again!
