A wise man once told me that to be successful in business, you must surround yourself with capable people. This same advice applies to operating an income property. Good management is not an expense. It is, rather, an investment that more than pays for itself in the form of more operating profit and more value at the time of a sale. We manage industrial, commercial/retail, office, multi-unit residential, condominiums, cooperatives and homeowners associations. One of our most important money saving feature is the use of our maintenance staff at cost. We do our own painting, plumbing, electrical, appliance repair and cleaning for which you pay only our cost. We make no profit on these services. Just think of the money you could save by paying $19.00 per hour instead of $65 per hour for a plumber. The parts are also at our cost. Each month we provide you with a computerized financial statement and rent roll for your property. Our collection policy for delinquent accounts is polite, but very firm. If the rent is not paid by the 10th of the month, a legal notice of eviction is hand delivered. If there is no response in three days, we follow through with eviction proceedings using an attorney who specializes in evictions for a reasonable fee. The tenant almost always pays prior to eviction, including the legal expense. We use our own custom made lease forms which provide you, the owner, with the ultimate protection under the law. We are completely familiar with Chapter 83 of the Florida Statutes, the Landlord and Tenant Act, and can save you a lot of grief by full compliance. For example, did you know that improper disposition of abandoned personal property of the tenant can be construed as conversion, leaving the landlord open to triple damages. Did you know that if you do not notify a residential tenant of your intention to forfeit his or her deposit, within 15 days of the termination of the lease, even if the apartment is trashed, you must refund all of the deposit. We treat your property as though our own money was invested. Every line item of expense is scrutinized for possible savings and extensive marketing is done to maximize your rental income. At the same time, we maintain your property with preventive and ongoing maintenance to enhance its value.
