Gut Wrenching Horrible. Rude and racist management.. Property manager has used racial and antigay slurs towards the tenants. Management was notified of fire hazards with clogged dry exhaust 9 months ago, there has been a dryer fire in my building. Still no repairs. There is a steady flow of Ear Wig infestations even on the 2nd floor. Other tenants have mentioned bed bug outbreaks. Maintenance is almost nonexistent. Multiple tenants have had to break their leases due to registered sexual offenders, and robberies on the property. The biggest disappointment of all is the property manager. since she has taken over is when this place began suck and it has gone down hill consistently since. I have been here for 5 years for the manager to send me a letter without reason; stating that we would not be allowed to renew again. she has been filtering out all homosexuals, and African americans. unless you wish to profiled and receive poor service by an abusive manager stay away from this property. need further confirmation the managing company is Heers Management based out of AZ they are on Facebook, read the reviews. Read the reviews on pretty much any apartment hunting or review website. This place is HORRIBLE multiple upon multiple phone calls have been placed to the owner and Heers Management. They DO NOT CARE you will not get a call back. Multiple tenants have tried NO ONE HAS EVER CALLED BACK you do not want to rent from this place STAY AWAY

I am current resident with Aviata Apartments. I have lived here through 3 property managers; over a span of a number of years. When I first moved in it was one of the quietest, cleanest properties in Las Vegas. The staff has always been nice, friendly, patient, and understanding. The same could be said across the board: Leasing Agents, Property Manger, Assistant Manager, Maintenance and Lawn Care. With every bit of confidence I would have recomended this apartment complex to anyone; even my own Grandmother. However things change, as did the property manager. Since this new person has taken over this property has become riddled with crime, it is no longer maintained, maintenance request are not responded to, landscaping has gone down hill. I witnessed the property manager at property BBQ: (which should've been properly named a Taco Feed) physically lash out towards, and cus down a tenant. Complaints from other tenants are running rampid throughout the property by current tenants. Unless you are criminal; or of the same national orgin as the new office staff, you will be made to feel unwelcome. I have never had ANY rule violations, nor have I EVER not paid rent; I was already looking at my other options in the area to move to, and was not going to continue my lease here. However, without ANY reason provided I have been told that I am NOT ALLOWED to renew. I've never EVEN had a party or a noise complaint EVER. This is a shame, have this apartment remained as beautiful and pleasnt as it was when I moved in; I would have NEVER moved. Instead of running out the trouble makers; the new managment is running out the good and decent hard working people. It is a true shame. The property Owner is Bret Heers; it ran by Heers Property Management. AKA Heers Managment.co on Facebook AKA the Tuscany Hotel & Casino AKA a slew of Apartment complexes in Arizona. None of which are members of the BBB. There is a slew of issues at this property. Take my advice and go rent SOMEWHERE ELSE. You DO NOT want to RENT from this place.

Aviata is horrible! Rude staff, poorly maintained units (inside), broken gates and poor security (outside), horrific property management.



Have been here 3 years and am moving out when my lease is up (trust me...they will whack you for everything). Crime is getting worse every day. I've never seen so many tenants complain about break-ins, being afraid to walk at night or early morning, and say they are moving out as son as they can.



Used to be ale to pay over the phone with a credit card. Now, you can pay online...with an added $20+ charge if you use your Visa. Ugh!

Who's running this place. I hope the Tuscany isn't run this poorly!



Do NOT move to Aviata unless you want to live in the ghetto hiding behind a mask. If you do rent here, make sure your insurance is up to date!

I was apartment shopping with my boyfriend while he was signing the lease I decided to drive through the complex. I was completely backed out from a parking space when some a****** almost rear-ended me. Not only that he has the nerve to get out his truck and punch my window! He drives a black nissan titan license plate number 237-WGN. I called the cops and they were useless & wouldn't send an officer over. Thank god we didnt sign a lease! And I feel sorry for anyone one who lives here. I also pulled up the crime report from this complex and it's ceazy high with robberies. BTW I'm sure yoy guys know the only reason I'm giving it a star is because I HAVE too using the Yelp app.
